  2. Building permit

  4. Framing and final inspections
  5. Registry sticker

What often needs work

  • Egress windows

A window that opens fully: at least 0.35 m², no side under 380 mm.

  • Smoke-tight ceiling and doors

12.7 mm drywall, insulation and resilient channels between the two homes. Doors between them, and to shared or furnace rooms: 45 mm solid-core and self-closing.

  • Linked smoke and CO alarms

Hard-wired and interconnected: one sets off every alarm in the suite and at least one in the main home.

  • Heating and fresh air

A suite in place before March 12, 2018 may share one system with the house. Newer suites need their own.

Questions

How long does it take?

The City says a building permit to legalize a suite takes about 7 days, and that its timelines are not a guarantee. Where a development permit is also needed, planning takes about 10 to 12 weeks. The registry sticker comes 2 to 3 weeks after the final inspection. The work itself depends on your suite.

What does legalizing cost?

It depends on what your suite is missing. Published Calgary prices for legalizing an existing suite mostly run $15,000 to $35,000 (4 Calgary price sources, read Oct 2026). Those are other companies' prices, not ours. We quote in writing after a visit.brother to confirm

What is a pre-2018 suite?

A suite in place since before March 12, 2018, with no structural changes since, such as a new entrance, new bedroom windows, or walls removed or added. It may get reduced code rules, for example one heating system shared with the house. Not sure about past work? The City suggests applying as a pre-2018 suite (City guidebook, June 2026).

Will the inspector open my walls?

They may. The City says an inspector may ask for drywall to be removed. A pre-2018 suite still needs a framing inspection, even when the framing is covered. Hidden wiring or plumbing done without permits needs a contractor to legalize (City guidebook, June 2026). Plumbing by a licensed plumber. Trades work by licensed trades.

Does the registry stay if I sell?

Yes. The City says the registry is connected to the address of the suite, so it transfers to the new owner.
